What will you do to prepare my apartment before I move in?
Paint, clean, clean or replace carpet, change locks, and make sure any repairs are completed.
An item in my unit needs repair. How do I get help?
You can call the office, put a work order in on Innago or call stand-by emergency maintenance after hours.
How are maintenance issues handled?
In the order they are received unless there is an emergency.
What happens if I am locked out?
Stop by the office or call our emergency stand-by number if it is after hours.
Am I allowed to decorate the apartment without penalty?
You can hang pictures, etc. If you paint any walls, they will have to be returned to their original color when you move out.

What amenities does the property offer?
Future plans include a Community Garden, dog park, playground, Amazon hub lockers, and more.
Yes, we have free surface parking with 2 spots available per unit.
Where are the washer and dryer/hookups?
The laundry room is located on the lower level of each building
Is your community pet friendly?
Yes we allow two pets per unit, we will also have a dog park.
Are there weight or breed restrictions on pets?
We allow cats and dogs, pets cannot exceed 50 pounds.

If I have a package delivered, will you hold it at the leasing office?
Packages will be delivered to your door; in special cases we will hold a package for a tenant. We plan to have an Amazon Hub installed in the future.
Are there building quiet hours or fees for using communal spaces?
There are no quiet hours or fees for using communal spaces.

Do I have to make an appointment or do you accept walk-ins?
Appointments are encouraged and can be scheduled online or over the phone. Walk-ins are welcome, but you may have to wait.
How accessible is the management at the local office?
Our management is usually available, our hours are 9-5 on weekdays.
How long does it take for an application to be approved?
Typically, we will have a decision the same day as application. For people relocating from a different state, it could take up to three days.
How much will I pay in up-front costs when I sign the lease?
On the day of your move-in you will pay your security deposit, and any applicable pet fees.
Is there any specific advice you can give to a first-time renter?
Our Leasing Consultants are happy to provide any information for first-time renters.
What are my options for paying my rent?
You can pay through Innago or by bringing a money order to the office.
After your application is approved you will receive an email prompting you to create an Innago account, once set up you will be able to pay your rent/applicable fees.
Outside of your monthly rent payment, there are no fees that go through us. Utilities go through outside companies.
Which utilities are included in my rent?
The water bill is included in your rent payment.

What are the policies about guests?
You will be responsible for the behavior of your guests.
What fees will I need to pay if I have to break my lease?
You are responsible for paying the one year lease.

We are located in Flint, less than one mile away from Kroger.
Which school district are you in?
We are located in the Flint school district.
We are located close to several types of businesses; there is a local Kroger, as well as KC’s drive through Market , Rite Aid, Family Dollar, and Little Caesars all along Richfield Road. For a majority of your needs, you’ll be within 3 miles or less.
How do I get to your community?
Just off North Averill Avenue, turn off of Richfield road and head south.
